Process

1. Making the fundamental decision
   Make your basic decisions about the sale at your leisure.
2. Making an appointment
   Make a non-binding and free appointment with one of our real estate experts.
3. Assessing the sales opportunities
   We will assess the sales opportunities with you and help you to value your property. You will receive a brief valuation free of charge and we will organise a detailed valuation by an external valuer.
4. Signing a contract
   If you decide that we are the right partner for you, we will sign a contract together. We only charge a contingency fee as well as any third-party expenses, which have been agreed upon and budgeted for in advance (advertisements).
5. Compiling sales documentation
   The sales documentation is compiled by Fleischmann Immobilien AG
6. Advertising
   First, we will search our comprehensive database for suitable buyers. We will also publish your property on our website free of charge. Any further advertisements, jointly agreed and approved, will be charged (e.g. adverts in newspapers or on other internet platforms).
7. Arranging viewings
   Viewings are always arranged with you in advance and will be carried out by one of our Fleischmann real estate experts.
8. Setting the optimal price
   We will set an optimal price for the property according to demand. 
9. Completing the sale
   Completing the sale with your chosen buyer: we organise everything e.g. bank settlement, capital gains tax, powers of attorney, etc. 
10. Entry in land register
    Finally, you attend an appointment with us and the buyer at the land registry so that the sale can be officially registered. At this time, payment is also due – we will obtain the bank’s promise to pay for you beforehand and will monitor the transfer of funds.

You will be kept informed throughout the process and will receive written reports bimonthly. We will also call you with any ‘hot’ developments in the final negotiations process and will provide you with any relevant recommendations. We will act with complete impartiality when carrying out all negotiations with prospective buyers.
